All private money real estate transactions (excluding those solely involving transactional funding) must allocate the greater of $3,000 or 3% of total private money/partner funding secured at closing to cover administrative fees. These fees are typically paid from the overfunding amount at closing or, in certain cases such as refinance consulting or when loan requests exceed ARV limits for a purchase directly by the borrower.

Escrow instructions should specify that the overfunding amount is designated for administrative/consulting fees, or alternatively, the fees can be incorporated into the wholesale fee at closing as part of a JV partnership request .

We are paid direct by this source for working capital if you correcly fill out ISO info with lender. Credit stacking outside of our current options may require custom solution and under this curcumstance will include consulting fee of 9% of total funded amount paid to admin upon success of funding.

Business funding that includes either a value add component to an acquisition or deal structuring/parternship sourcing, proforma consulting, etc. with real estate may incur real estate consulting fee(s) upon success of funding. In event you do not link ISO agent with lender, a consulting fee will be invoiced to you upon success of funding.
